Recent real estate data highlights significant pricing trends across several Israeli cities, including Kiryat Gat, Harish, Lod, and Ramla, as young families seek affordable alternatives to high-cost metropolitan areas.

Cities like Kiryat Gat and Harish have evolved into primary destinations for homebuyers priced out of central regions. Harish, in particular, has seen a recent downward trend in secondary housing prices as owners looking to upgrade sell relatively new properties at competitive rates. Recent transactions in Harish illustrate this shift: a 105-square-meter, 5-room apartment on Shoham Street sold for 1.47 million NIS, while a 100-square-meter, 4-room apartment on Etrog Street fetched 1.35 million NIS.

Despite offering substantial living spaces and large balconies at a fraction of central district prices, Harish continues to face challenges, including traffic arrangements and proximity to the Green Line, which have contributed to the phenomenon of vacant apartments in the area.

Meanwhile, in Kiryat Gat's expanding Carmei Gat neighborhood—which attracts residents from Jerusalem, Modiin, and southern urban centers—prices vary depending on property specifications. A 3.5-room apartment on Ha-Chayal Ha-Almoni Street spanning 93 square meters sold for 1.2 million NIS, though it lacked a reinforced security room (mamad).

In Lod, market activity included the sale of a 91-square-meter, 4-room apartment on Meir Safran Street in the Shareet neighborhood for 1.295 million NIS. Additionally, a 3-room apartment on Ha-Drorim Street in Neve Hovav sold for 1.2 million NIS, and a 3-room property on Telamim Street in Ganei Aviv went for 1.275 million NIS.

Ramla also recorded notable sales, including a 4-room garden apartment on Danny Mas Street in the Merkaz Ha-Ezrahi neighborhood. Spanning 82 square meters with a 25-square-meter garden, the property was sold for 1.43 million NIS.
