The law divides repairs between the tenant and the landlord according to two tests, and sets 30 days for a regular malfunction and three days for an urgent defect. A contractual clause that attempts to extend these periods is invalid.

The cumulative cost of repairing construction defects in new apartments reaches 2.2 billion shekels per year, according to an analysis by the company Lead Handasa. According to the findings, 97% of apartments had flooring defects, and 94% had plumbing defects.
