What costs more: 3 apartments in Harish or a villa in Binyamina-Pardes Hanna?

The dream of a garden and a private house is becoming increasingly elusive for Israelis. Recent transaction data reveals a significant jump in prices, alongside a surprising and much more affordable alternative within reach.

Prices for detached houses in the central region have been rising significantly in recent years. In northern Tel Aviv, for example, one can identify transactions in the eight-digit range. But what happens when you move away from the center? In Netivot, for example, you can find old cottages at reasonable prices of 3 million shekels, and new ones that can reach high sums of 4 million shekels.

In Pardes Hanna-Karkur, several transactions were recently signed that position it high, in the 5-6 million shekel range. These are still not Tel Aviv prices, but living in a moshav, it turns out, costs quite a bit of money. Private houses were recently sold in the 4.8-5.6 million shekel range, depending on the area and the neighborhood. When it comes to half-dunam plots, the price is higher. When it comes to quarter-dunam plots, with a built-up area of 170 sqm, the prices are more reasonable — around 4.25-4.35 million shekels.

Here are transactions that were recently made in the town:

  • HaOranim Street: a semi-detached cottage, 202 sqm, 6 rooms — 5.5 million shekels.

  • Kedma Street: a 7-room cottage, 200 sqm — 5.63 million shekels.

  • Tzafririm Street: a semi-detached cottage, 100 sqm — 5 million shekels.

  • HaAsor Street: a cottage, 199 sqm, 6 rooms — 4.885 million shekels.

In the Hadarim neighborhood in Binyamina, houses on plots no larger than a quarter of a dunam are selling for 4.8-5.2 million shekels.

An examination reveals that the prices of new villas in the "triangle" area — Binyamina-Givat Ada, Pardes Hanna, and Zichron Yaakov can be very similar, but the size of the plots varies. While in the new neighborhoods in Binyamina most houses are built on areas ranging between 200-250 sqm, in Pardes Hanna-Karkur some of the land is built on areas of 300-400 sqm. In the Hadarim neighborhood in Binyamina, for example, cottages on a relatively small area are offered for sale for about 4.8 million shekels and up, reaching 5.2-5.3 million shekels if there is a basement or a large separate unit.

Prices for new detached houses are similar, but the area differs. In Zichron Yaakov, for example, a quarter of a dunam will cost you 5-5.5 million shekels on average, but there are also houses built in a "cluster," meaning they are attached to each other, where you can find more affordable prices of 4-4.5 million shekels.

When you reach Harish, minutes away from some of these destinations, prices plummet. We recently found that people who purchased apartments in 2022 recorded a real loss on their money. As you will see below, an average apartment in Harish will cost 1.5 million shekels — and you can purchase at least 3 apartments for the price of one detached house in the Binyamina or Pardes Hanna-Karkur area.

  • HaSavyon: 220 sqm, 6-room villa (2004 construction) — 5.2 million shekels.

Harish

  • Savyonei Harish: 98 sqm, 4 rooms, 6th floor (2023 construction) — 1.25 million shekels.

  • Bareket 18: 95 sqm, 4 rooms, garden apartment (2020 construction) — 1.6 million shekels.

  • Northern neighborhood: 110 sqm, 5 rooms, 1st floor (2019 construction) — 1.5 million shekels.
