At a record price: garden apartment sold in central Tel Aviv for 11 million shekels

A 156 sqm garden apartment with a 170 sqm private garden was sold on Jabotinsky Street at a record price. MyTown CEO Yossi Hasson stated that such a transaction confirms the success of the company's concept in creating premium assets.

A garden apartment is a hybrid of a regular apartment and a ground-level home. While prices differ significantly from those of detached houses, buyers seeking private outdoor space continue to favor this property type. It has been learned that a record deal was recently closed in Tel Aviv, with such an apartment selling for an unprecedented 11 million shekels.

The apartment was sold by the MyTown group as part of the «Jabotinsky 105» project in Tel Aviv. It is a 5-room unit spanning 156 sqm, featuring an exceptionally spacious private garden of approximately 170 sqm. The deal reflects a price of about 70,000 shekels per sqm, which is notable given the current slowdown in the Tel Aviv housing market.

Located on the ground floor, the apartment offers a living standard close to that of a private house, with direct access to a large garden. This urban renewal project is situated a stone's throw from Kikar HaMedina and provides a modern interpretation of living in the «New North».

The 8-story building, which includes underground parking, was designed by architect Gidi Bar Orian and combines contemporary lines with meticulous finishes and calculated urban planning. The remaining inventory includes 4-room apartments and two mini-penthouses of 151 and 163 sqm. The project's highlight is the penthouse that spans an entire floor, creating a «villa in the air» experience, alongside a private ROOF TOP level featuring a 360-degree view of the Tel Aviv skyline and a luxury swimming pool.

This transaction follows the company's second-quarter 2026 results, which saw a 186% increase in revenue to approximately 33 million shekels, with a gross profit of about 7.4 million shekels. MyTown also reported that occupancy permits were received for projects on Nordau 78 and Biltmore 12 streets. The company currently holds a stock of approximately 2,700 housing units in various stages of planning and execution, as well as 23,000 sqm of office and commercial space.
