Real estate stocks in Israel have surged over the past month amid rising poll numbers for a potential change in government, outperforming the benchmark Tel Aviv 35 index by approximately 5 percentage points. While the broader market index declined by 0.8% over the past month, the Tel Aviv Real Estate and Construction indices climbed by 5.5% to 6%.

Market analysts note that investor confidence in the real estate sector has grown alongside shifting political expectations. Concurrently, the Bank of Israel has cut interest rates three consecutive times to 3.25%, bringing inflation closer to the lower bound of the target range. Lower borrowing costs reduce financial pressure on contractors, allowing them to sustain high property prices.

Prominent real estate shares saw significant gains, with companies such as Luzon Group and Oren Real Estate surging over 20%, while Mivneh and Danya Cebus posted increases ranging between 13% and 16%. Investors appear to anticipate a more stable political environment, lower risk premiums, and potential adjustments that could influence housing demand.

Demographic factors also play an underlying role in market projections. Analysts suggest that a new administration could potentially reduce emigration and encourage immigration, particularly as Jewish communities in Europe and North America face rising antisemitism. With hundreds of thousands having left Israel since the outbreak of the war, a prospective influx of 20,000 to 30,000 new immigrants annually could substantially impact housing demand.
