Yitzhak Tshuva is joining the Israeli AI race: the agricultural real estate company "Mehadrin," owned by the Delek Group under Tshuva's control, is advancing its entry into the data center sector. An internal document leaked from the company Noga reveals for the first time the group's massive plans to utilize its agricultural lands for advanced computing infrastructure.

According to the requests submitted for connection to the power grid, Mehadrin plans to build two major facilities for processing language models:

  1. Flagship data center in Netanya: A massive project with a capacity of 240 megawatts on an area of 30 dunams near the train station. The cost of construction and connection to electricity is estimated at 4 to 5 billion dollars.

  2. Southern facility in Ashkelon: A farm in the city's industrial zone, planned to operate with a capacity of 120 megawatts.

This was reported by "Globes." While competing entrepreneurs in the market have flooded Noga with massive gigawatt-scale requests, Tshuva is choosing a cautious and focused tactic: a balanced deployment between high-demand areas in the center and the periphery, relying on strong financial backing, company-owned land, and ties to the energy sector.

However, the realization of these plans now depends on the decision of the Electricity Authority, which has halted the granting of new permits due to a monstrous load of 27 gigawatts placed on the national grid.
