Psagot Afek: Four-room apartment for 2.3 million NIS, prices are falling
The price per square meter in secondary market transactions in the neighborhood stands at approximately 21,700 NIS, a 5% decrease over the past year, as a wave of 'Mehir Lemishtaken' apartments hits the market.
The Psagot Afek neighborhood in the eastern hills of Rosh HaAyin has effectively doubled the city's size within a decade. Planned for 15,700 housing units, it is now home to about 40,000 residents. The demographic is young and educated, largely consisting of 'Mehir Lemishtaken' (Price for a Resident) program winners from 2016–2020. This factor is the primary driver of current market pricing.
In secondary market transactions, the price per square meter hovers around 21,700 NIS, with an average four-room apartment selling for approximately 2.31 million NIS. Average monthly rent is around 6,800 NIS, yielding a gross annual return of about 2.9%.
Transaction Data
In June, a three-room apartment (80 sqm) on Yaffa Yarkoni Street sold for 2.02 million NIS. A five-room apartment (123 sqm) on Yonatan Ratosh Street closed at 2.5 million NIS. Four-room units on Niels Bohr and Ben Gurion streets sold for 2.357 million and 2.3 million NIS, respectively.
Year-over-year comparisons show a 5% drop in median price per meter, with the secondary market gap reaching 6%. The reason is clear: thousands of 'Mehir Lemishtaken' apartments have exited their five-year lock-in period, leading to a surge in inventory.
Market Outlook
The median asking price for four-room apartments is 2.33 million NIS, aligning with the median of closed transactions this year. Unlike other markets, sellers in Psagot Afek have largely internalized current conditions and adjusted their expectations downward.
Infrastructure and Development
The neighborhood comprises six complexes. Complexes A (Nobel Laureates) and B (Artists) are fully occupied. Complex C is currently under active development. A significant milestone is the construction of the neighborhood's first employment hub in Complex C, featuring 13,000 sqm of office space and 3,000 sqm of commercial space, aimed at reducing residents' reliance on commuting.
Educational facilities include six elementary schools and over thirty kindergartens, with anchors like the Alon Afek school, the Psagot school named after Haim Guri, and the Shapir center.
Transportation
Psagot Afek remains one of Israel's most congested neighborhoods during morning hours. Commutes to Kiryat Aryeh (Petah Tikva), Holon, and Tel Aviv's Azrieli towers take 50, 55, and 65 minutes respectively. The structural bottleneck is the single exit leading to Highway 444. Public transport includes lines 471, 472, and 473, alongside the Rosh HaAyin North train station, which will serve as a key junction for the new Eastern Railway to Hadera starting in June 2026.
