Meitar House Sells for 3.35M NIS as Regional Real Estate Deals Slow Down

A 6-room private house in Meitar sold for 3.35 million NIS amid declining transaction volumes in the south. Recent Tax Authority data outlines multi-city sales.

Real Estate Deals: Single-Family Home in Meitar Sells for 3.35 Million NIS

A 6-room private house located on Duchifat Street in the Kalanit neighborhood of Meitar was recently sold for 3.35 million NIS. The single-level property spans a built-up area of 220 square meters on a 560-square-meter plot. Shay Pinto from RE/MAX Beersheba noted that the corner house features a large master bedroom, a well-kept garden, two parking spaces, and a storage room. Possession is scheduled for approximately one year from now.

The property's asking price was initially 3.5 million NIS, and it remained on the market for about four months. The sellers plan to relocate to the central region, while the buyers are upgraders moving from an older neighborhood within the same locality.

"The property was built about 10 years ago and is very well-preserved. Its realistic market value is higher, but because the sellers wanted a one-year delayed handover, they had to compromise on the price. I estimate that an immediate handover would have fetched 100,000 NIS more," Pinto explained.

Market Trends and Regional Comparisons

Comparing current activity to 2025, market data indicates a 10% decrease in transaction volume in Beersheba and a 15% drop in Meitar. The cancellation of tax benefits in Meitar has led to a decrease in demand, meaning those arriving in the locality today primarily do so for community, education, and the unique local atmosphere. Buyers are attracted from all over the country due to relatively affordable pricing that allows for the purchase of a single-family home at a sensible cost.

Prices in the area have seen a 20% decline from their peak in 2022. Currently, there is almost no new construction in Meitar, although the neighboring locality of Karmit offers substantial land for marketing. Market observers note active movement among investors, though not matching past volumes, accompanied by a lower conversion rate of closed deals.

  • Rishon LeZion: A 3-room apartment on Beit HaArava St (63 sqm, 3rd floor) sold for 1.7 million NIS; a 5-room apartment on Ester Arditi St (132 sqm, 19th floor) sold for 3.24 million NIS; a 2-room apartment on HaTof St (44 sqm, 6th of 10 floors) sold for 1.87 million NIS; and a 5-room apartment on Hirschfeld St (90 sqm, 3rd of 5 floors) sold for 1.23 million NIS.

  • Lod: A 4-room apartment on Tsamerot St in Ganei Aviv (102 sqm) sold for 1.45 million NIS; a 3-room apartment on Shlomo HaMelech St (48 sqm) sold for 1.31 million NIS; a 4-room apartment on Rabbi Ovadia Yosef St in Ganei Ayalon (96 sqm, 4th of 7 floors) sold for 2.08 million NIS; and a 3-room apartment on Struma St (65 sqm, 4th floor) sold for 800,000 NIS.

  • Ramat Gan: A 3-room apartment on HaRoeh St (63 sqm, 3rd of 4 floors) sold for 2.45 million NIS; a 5-room apartment on Rashi St (112 sqm, 5th of 21 floors) sold for 3.9 million NIS; a 4-room apartment on Rechovot HaNahar St in Shechunat Elite (90 sqm, 4th of 7 floors) sold for 4.4 million NIS; and a 4-room apartment on Yosef HaGalili St (84 sqm, 6th floor) sold for 2.9 million NIS.

  • Acre: A 4-room apartment on Ben Ami St in the city center (86 sqm, 4th of 10 floors) sold for 1.05 million NIS.
