Towns where apartments with parking and a MAMAD sell for 1.2 million shekels

Housing prices in the south remain relatively low, but there are towns closer to the center where you can find apartments with a MAMAD for 1 to 1.5 million shekels. Also: where to find a 3-room apartment for around a million shekels.

The journey to buying an apartment does not end in the center. If you are looking for an affordable price, consider the periphery. Although cities like Netivot and Ofakim show higher sales growth rates (in percentages) compared to some central cities, there are other peripheral towns closer to the center where prices are lower.

Take Harish, for example, a city where prices have stabilized. You can find apartments there at prices of 14,000–15,000 shekels per square meter. A young couple without high equity who wants to buy a 3–4-room apartment can certainly do so. While investors are wary because supply exceeds demand, a couple looking for their first home can find suitable options here, despite the town's existing challenges.

On HaReut Street, a 3-room apartment of 77 square meters was sold recently for 1.21 million shekels—about 15,000 shekels per square meter. This is a five-year-old apartment on the first floor, featuring a MAMAD and parking. Even in new neighborhoods, prices remain reasonable. In the BaTzavta neighborhood, a 4-room apartment of 97 square meters on the third floor sold for less than 14,400 shekels per square meter. The six-year-old apartment was priced at 1.4 million shekels. Surprisingly, there are even apartments that sold for around a million shekels during the period when MAMAD construction began.

  • Be'er Sheva, Gratz 5: 148 sq. m, 6 rooms, detached house from 1960 — 1.86 million shekels (12,567 shekels per sq. m)

  • Be'er Sheva, Sheetrit 9: 61 sq. m, 3 rooms, 3rd floor — 590,000 shekels (9,672 shekels per sq. m)

  • Afula, Sharett 60: 171 sq. m, 6 rooms, 5th floor — 1.85 million shekels (10,818 shekels per sq. m)

  • Afula, Herzl 20: 63 sq. m, 3 rooms, 3rd floor — 1.04 million shekels (16,507 shekels per sq. m)

  • Ofakim, Hillel Street: 164 sq. m, 5 rooms, 6th floor — 2.17 million shekels (13,231 shekels per sq. m)
