Apartment prices in Israel saw a minor increase of 0.1% during the May-June period compared to April-May. While modest, this upward tick has sparked discussions regarding a potential shift in market momentum. However, index comparisons reflect month-over-month changes rather than annual growth rates.

For instance, the April market was heavily influenced by the aftermath of regional tensions, leading to delayed transactions and discounted sales by motivated sellers. Meanwhile, Tel Aviv continues to exert a massive influence on national averages due to high transaction volumes and property values. A 0.7% price drop in Tel Aviv last month actually kept the broader national index from surging significantly higher.

Developer Discounts and Real Estate Statistics

According to the Central Bureau of Statistics (CBS), housing prices have declined by 1.5% over the past year, while Alrov Institute estimates point to a 2.5% increase. Despite high interest rates and ongoing wartime challenges, the market has demonstrated remarkable resilience rather than a severe collapse.

Key real estate market data points include:

  • 40% of total transactions involve newly built apartments.

  • 10% of all sold apartments benefit from developer financing perks.

  • 25% of transactions include actual mortgage or financing subsidies.

Upcoming Inflation and Cost of Living

Tomorrow's release of the July index data will clarify the trajectory. Analysts project a notable monthly increase of 0.8% to 1.0%, driven largely by seasonal vacation costs and fuel prices. Rent prices, which account for 26% of the consumer price index, will also play a critical role in shaping inflation figures.

While an anticipated inflation rate of 1.6% to 1.8% remains within the target band, the broader cost of living continues to erode household purchasing power, making homeownership increasingly challenging for prospective buyers.
