Real Estate in the Center: Where to Find an Apartment with a Protected Room for 1.89 Million Shekels

Purchasing an apartment in the center of Israel is challenging, but moving outside the Tel Aviv-Ramat Gan-Givatayim circle reveals more affordable options. Recent deals in Lod and Ramle show apartments with protected rooms (MAMAD) selling for under 1.9 million shekels.

How much does a 4-room apartment in the center cost? It is likely that the thought arises that it is very difficult to purchase an apartment in this area. An apartment in Tel Aviv will cost between 4-5 million shekels on average, and much more in luxury areas; an apartment in Ramat Gan will cost around 3-4 million shekels. However, those who step out of this circle — Tel Aviv-Ramat Gan-Givatayim — can find apartments at an especially attractive price.

Lod and Ramle are two central cities with a lower socio-economic level, and yet, there are good real estate opportunities in both. Here are three deals made in the last week:

  1. 4-room apartment on Tzamaret Street (Ganei Aviv, Lod), 81 sqm, parking, MAMAD (protected room) and elevator — 1.89 million shekels.

  2. 4-room apartment on Rotem Street (Nave, Lod), 90 sqm, 4th floor out of 9, elevator and parking — 1.425 million shekels.

  3. 2-room apartment on Nimrod Street (Memshalti, Lod), 50 sqm, 2nd floor out of 2 — 1.15 million shekels.

There are bargains in Ramle too. A 4-room apartment on IDF Street (Giora neighborhood), 88 sqm, 3rd floor out of 4, was sold for 1.39 million shekels.

These deals are area-dependent, and yet, finding an apartment with a MAMAD for less than 1.9 million shekels is a rare event. In Ramle, a 5-room apartment on Moshe Levi Street (Neot Shamir), 135 sqm, 24 sqm balcony, 17th floor out of 22, including parking, MAMAD and elevator, was sold for 2.7 million shekels. When it comes to apartments with large balconies, parking and a MAMAD, Ramle knows how to produce interesting deals that remain affordable relative to the center.
