A new study reveals that apartment prices in high-demand neighborhoods in Haifa are rising contrary to the national trend. In Ahuza, the median price per square meter rose by approximately 8.4% between 2023 and 2025. In Neve Sha'anan, an increase of approximately 4.7% was recorded, which continued into the beginning of 2026. According to the study's author, the concentration of demand in these specific areas maintains the positive trend.
High-demand neighborhoods in Haifa are recording a consistent rise in apartment prices, contrary to the cooling and decline trend recorded in other parts of the country, according to a new study conducted by real estate appraiser and attorney Asaf Gastfreund. The findings indicate that while the general market in Israel has entered a cooling period, the Ahuza and Neve Sha'anan neighborhoods are swimming against the current and showing a nominal upward trend, meaning an increase in the number of shekels actually paid for the apartments. The study is based on an analysis of 581 transactions carried out between January 2023 and July 2026.
Price Data Analysis
Prices in the Ahuza neighborhood recorded a significant increase of approximately 8.4% in the median price per square meter between 2023 and 2025. The price per meter rose during this period from approximately 24,000 shekels to approximately 26,000 shekels. In the Neve Sha'anan neighborhood, an increase of approximately 4.7% in prices was recorded, a trend that continued into the beginning of 2026. The data show that despite talk of a slowdown in the real estate market, demand in the central neighborhoods of Haifa managed to maintain the value of the apartments and even increase it.
The author of the study emphasizes that there is no uniform Israeli market and no uniform Haifa market, as each neighborhood behaves differently according to its local demand. The main explanation for the rise in prices in these neighborhoods, even when other parts of the market are cooling, is related to a localized concentration of demand in high-demand central areas. While the national real estate market is undergoing an adjustment period, the trend in the checked neighborhoods remained consistent, with prices continuing to climb into the current year.
