Gindi Holdings has sparked a major discussion in Israel's real estate market with a new promotional campaign that offers buyers an unusual financing structure. Rather than cutting apartment prices by double digits, the company introduced a payment model allowing buyers to defer 30% of the property cost for 10 years.

Despite the absence of direct price cuts, the campaign generated strong momentum. According to market sources, Gindi sold 67 apartments within just five days across four residential projects in central Israel. The company reported receiving over 2,000 inquiries over the weekend, prompting a dedicated sales operation and averaging around 20 meetings per day at each project site.

The promotional framework applies to 300 housing units across projects in Ramat Gan (Ramat Efal and Kfar Azar), Neve Ayalon near Ramat Pinkas, and Glil Yam in Herzliya. The payment structure requires 20% down at signing, 50% upon delivery, and the remaining 30% deferred for a decade. Entry prices start at 2.7 million NIS for 3.5-room apartments in Kfar Azar, 2.1 million NIS for 4-room apartments in Neve Ayalon, and 4.2 million NIS for 5-room apartments in Glil Yam.

While Gindi claims buyers can save up to 700,000 NIS, the developer benefits significantly by securing immediate liquidity and reducing its financial leverage. By receiving upfront capital, the company avoids bank loans carrying interest rates of at least 7%, while also exempting buyers from index-linked price adjustments. Company officials noted that the extended payment timeline helps buyers reduce their immediate mortgage burden and plan their long-term financial commitments.
