Which company is the strongest in the field of urban renewal in Israel? It was revealed yesterday that the two largest companies in the 'pinui-binui' (evacuation and construction) sector are Aura and Azorim. The gap between Aura and the rest of the market is significant: it is not only the largest company in the country in this field, but it also maintains a substantial lead over its competitors.

Dun & Bradstreet has released the Duns 100 ranking for urban renewal for 2026. According to the data, despite criticism from the State Comptroller regarding the conduct of the Urban Renewal Authority, the number of reported housing units has increased by approximately 22%, compared to a 9% growth in the number of projects. The number of occupied housing units has jumped by approximately 62%, and the volume of housing in projects at advanced stages has grown by approximately 27%. Despite a challenging market environment, the ranked companies maintain a stable risk level, with 80% of suppliers reporting on-time payments.

The strongest companies in the 'pinui-binui' sector, in order, are: Aura, Azorim, ICR Israel Canada Ram Holdings, Africa Urban Renewal, Bonei Hatichon, Y.H. Dimri, A.T. Urban Renewal Company, Inbal, Almog K.D.A.I. Group, Gabay Group, Yuvalim Investments Group, Tidhar Group, Carasso Real Estate, and Rothstein Real Estate. In the field of building renovation, the strongest companies are: Ofek Holdings, Anshei Ha'ir, Eco City, Ashtrom Residential, T.P. Construction Company, Gabay Group, Kata Group, Kidar Buildings, Carasso Real Estate, Ram Mograbi Arditi, and Shikun & Binui.

The building renovation ranking divides companies into four groups: Dunstars, leaders, prominent, and known. The ranking is based on a weighted model that considers project type, scope, development stage, and proven experience in project occupancy. The more advanced the project stage, the higher the weight assigned, as obtaining permits, execution, and occupancy reflect the transition from planning potential to actual realization.

An analysis of the 2026 ranking data, based on project status at the end of 2025, shows that the number of reported projects increased by approximately 9% compared to the previous ranking. Simultaneously, the number of housing units in these projects grew by a higher rate of approximately 22%. This gap indicates a gradual shift toward large-scale projects.

The activity mix continues to evolve. The share of 'pinui-binui' projects out of the total increased from 43% to 47%, while the share of building renovation projects, including TAMA 38 and its alternatives, decreased from 57% to 53%. Building renovation still constitutes a significant part of the activity, but 'pinui-binui' continues to strengthen as the industry's center of gravity.
