Bizportal has launched a new real estate valuation tool designed to help buyers and sellers determine property values based on four concentric circles of recent transactions.
Four-Tier Evaluation Method
The tool analyzes data from the past 12 months, extending up to two years if transaction volume is insufficient. It evaluates properties in the following stages:

Transactions in the exact same building

Transactions along the same street

Transactions within a 400-meter radius

City-wide transactions
A comparable property is defined as one in a multi-family building with a room count difference of up to one room and a size variance of within 20%.
Practical Examples Across Israel
For a 75-square-meter, 3-room apartment at 100 Ibn Gabirol Street in Tel Aviv, the tool analyzed 14 comparable transactions. Because only four matching 3-room deals occurred in the past year, the timeframe expanded to two years, resulting in a price range of 4.4 million to 5.19 million NIS. City-wide comparisons for the same unit yielded 3.69 million to 4.72 million NIS, reflecting a 10% to 19% decrease.
At 20 Herzl Street in Haifa, a 75-square-meter apartment generated a valuation range of 1.21 million to 1.84 million NIS based on 131 transactions. In Jerusalem, a 95-square-meter, 4-room apartment at 10 Gaza Street was compared against 179 transactions, establishing a price bracket between 2.72 million and 3.55 million NIS.
