2,000 IDF soldiers won an apartment at a discount - these are the prices
The lottery has concluded, and soon nearly two thousand reservists will receive notification that their apartment is on the way. How much will an apartment cost in Yehud versus Rishon, where are the lowest prices, and who is set to become a millionaire?
The 'Discounted Apartment' lottery was held yesterday at the Ministry of Construction and Housing, and some participants will receive notification this week that they have won an apartment with a significant discount. Out of approximately 115,000 households registered for the lottery, nearly 4,000 are reservists, with slightly less than 2,000 being combat soldiers.
This is the second-highest registration figure to date. It is important to note that Haredim who do not serve in the IDF did not register for this lottery. It is reasonable to assume that without the Supreme Court ruling, the number of registrants would have been much closer to the record of 132,000.
Apartment Pricing
The highest prices for an average apartment (4 rooms, approx. 100 sq. m) will be in Yehud, costing about 2.4 million shekels. In Kfar Saba, the average price will be about 2.2 million shekels, in Rishon LeZion about 2.1 million shekels, and in Mazkeret Batya about 2 million shekels.
The lowest prices for an average apartment are found in Kafr Manda (approx. 660,000 shekels), Nahariya (approx. 950,000 shekels), and Rechasim (approx. 1.05 million shekels). In Eilat, the price is slightly higher, at about 1.2 million shekels.
Odds of Winning
Residents of Bat Hefer have the highest chance of winning, at up to 8%. Residents of Yehud and Mazkeret Batya have a chance of slightly over 5%. In Kiryat Gat, the odds stand between 4% and 4.5%, while in Rechasim, they exceed the 5% threshold.
For those who are neither locals nor reservists, the general chance of winning ranges from 0.1% to 0.2%—or just over one in a thousand.
Land Allocation in Yeruham
The state is also distributing land plots starting at 10,000 shekels. A tender will be held next month in the Chalmonit neighborhood of Yeruham for 131 plots intended for 262 housing units (semi-detached cottages). Of these, 13 plots are reserved for people with disabilities, and 59 for local combat soldiers.
"An average plot will be marketed to combat soldiers at a price of only 5,000–8,000 shekels for areas ranging from 700 sq. m to a dunam," tender details indicate.
However, development expenses average one million shekels per plot. Consequently, the cost for a combat reservist will be around half a million shekels. Assuming a construction cost of 11,000 shekels per sq. m for a 170 sq. m villa, the total cost for an average villa, including development, will be approximately 2.3–2.4 million shekels.
