The sovereign AI real estate platform Venn, led by CEO and co-founder Or Bukobza, has announced the acquisition of American startup Zuma for $50 million. Founded in 2021, Zuma developed AI agents designed for the residential rental market, including tools for apartment leasing workflows, lease renewals, and rent collection.

Integration and Leadership

Zuma was founded by Shiv Getto and Kendrick Bradley, having raised investments from firms including Y Combinator, King River Capital, and Andreessen Horowitz (a16z). As part of the acquisition, Zuma's AI team—comprising machine learning experts, data scientists, and engineers—will join Venn's core engineering team. This move is expected to strengthen the company's "Company Brain," the infrastructure centralizing data and context required to power AI agents.

Zuma's founders will also join Venn's management. Bradley will be appointed General Manager of Rental Operations, while Getto will serve as VP of Partnerships.

Market Impact and Growth

Venn operates on a model where software is provided free of charge, while clients pay for the intelligence layer and sovereign agents. The company emphasizes that data remains the exclusive property of the client and is not shared with competitors.

According to company figures, AI agents running on the Company Brain reduce inquiries requiring human intervention by nearly 60%. At Kairoi Residential, for instance, dozens of deployed agents shortened the annual budgeting process from four months to four weeks.

"The central question for real estate companies is who owns the data after it is handed over to an AI provider," said CEO Or Bukobza. "Venn ensures clients retain data ownership while paying for intelligence and agent-generated results."

Venn reports a more than fourfold increase in contract revenues since the beginning of the year. The company currently serves over 270 property owners and management firms, including Bozzuto, Related, Kairoi Residential, and Grand City Properties, and expects to cross the threshold of one million housing units on its platform by year's end. To date, the company has raised over $140 million, including a $52 million Series B round led by NOA and Group 11.
