Tel Aviv Lamed Neighborhood Urban Renewal Project Moves Forward After Missile Damage
Engel Invest secured a permit for the After 2 urban renewal project in Tel Aviv's Lamed neighborhood after a nearby missile strike accelerated tenant agreements and municipal approvals.

The recent military escalations with Iran have extended direct missile threats to residents in central areas, including the northern neighborhoods of Tel Aviv. Local tenants, unaccustomed to such security risks, faced direct impacts that forced evacuations. One such incident occurred near Sde Dov in Lamed neighborhood.
Reconstruction and Project Details
State authorities have begun addressing the property damages, albeit slowly. Among the affected sites was an urban renewal complex in the Old North - the After 2 project led by Engel Invest. The project recently secured a building permit under the TAMA 38/2 demolition and reconstruction framework. The original 5-story building comprising 18 apartments will be replaced by a modern 9-story structure featuring 33 units.
The existing building currently stands empty, housing relatively large apartments measuring 120-140 square meters. Displaced homeowners have been relocated by the company to alternative properties within the neighborhood for the construction period. The new development will offer 5- and 6-room apartments ranging from 134-160 square meters. Original owners are slated to receive larger units with an additional 15 square meters, a 12-square-meter balcony, parking, and a storage unit. Project completion is anticipated within 3 years.
Market Dynamics and Pricing
Engel Invest noted that the acceleration of the project was significantly influenced by a missile strike nearby during military operations, which helped finalize agreements with holdout tenants and streamlined municipal approvals.
"In times when quite a few developers are struggling to obtain permits for new projects, especially in the prestigious areas of Tel Aviv, this progress is particularly meaningful," said Ofer Engel, company owner and VP of Business Development.
Market prices in the project and surrounding area are projected at around 50,000 NIS per square meter and above. This pricing remains competitive compared to nearby Sde Dov developments, where average prices reach 70,000-73,000 NIS per square meter, reflecting Lamed's slightly greater distance from the coastline while retaining its status as a premier residential enclave.
