Sela Near Real Estate continues its aggressive share acquisition campaign, with its management company joining the effort by purchasing 1 million NIS worth of shares. This move bolsters a broader buyback initiative launched in late September, which has reached 28 million NIS out of a targeted 100 million NIS program.

Insider Confidence and Buyback Progress

Including purchases by company executives, board members, and the legal counsel totaling 1.8 million NIS, cumulative insider acquisitions have reached approximately 31 million NIS. The involvement of the management company—owned by Shmuel Slavin, Eli Ben Hamo, and Giza Eban Zinger—signals strong internal confidence in Sela's asset portfolio and future strategic outlook, aligning management interests directly with public shareholders.

Strong Dividend Yield and Financial Growth

Sela maintains one of the highest dividend yields among REITs in the country, standing at approximately 7%. Over the past eight years, the firm has distributed roughly 833 million NIS in dividends, with annual distributions projected to hit 146 million NIS by 2026. Financial results for the first half of 2026 reflect steady growth, as revenues rose 5.1% to 206 million NIS, and net profit reached 77 million NIS (or 118 million NIS excluding acquisition costs for the Kfar Saba Yarok Mall).

Expanding Portfolio and Financial Flexibility

The company's extensive portfolio encompasses 46 income-producing properties spanning 22 cities, valued at roughly 6.6 billion NIS across 613,000 square meters. Recent major expansions include the acquisition of the Kfar Saba Yarok Mall for 580 million NIS in April, boasting a 94% occupancy rate. Backed by 300 million NIS in unused credit lines and unencumbered assets, Sela maintains solid financial flexibility for future acquisitions.
