Real Estate Market Trends in Sderot and Across Israel

In a recent real estate transaction on Nahum Street in the Neot HaNeviim neighborhood of Sderot, a 4-room detached house spanning 106 square meters on a single level was sold for 1.5 million NIS. The property, which sits on a 225-square-meter plot with a 110-square-meter yard, was built approximately 30 years ago, includes a protected space (mamad), and requires renovation. The asking price for the asset was 1.57 million NIS, and it remained on the market for about three months. The seller is a foreign resident heir, while the buyers are a family from the Jerusalem area who purchased the property for residential purposes.

High Demand and Growing Interest in Sderot

Arik Hadad, a real estate consultant at RE/MAX Sderot, shared his perspective on the local market: "After October 7, I thought I would have to change my profession, but in practice, exactly the opposite happened—Sderot has become a very sought-after city, both for living and by investors. There are many transactions, and people are arriving from all over the country."

"The city is developing, and the municipal services—with an emphasis on education—provide a response to a wide range of people. Many high-tech workers who work in the center are arriving in the city. The improvement in transportation has enhanced the city's accessibility, and combined with tax benefits, it has become attractive to a large audience."

Recent Apartment Transactions Across Israel

In addition to the Sderot sale, recent transactions reported by the Tax Authority highlight activity in other cities:

• Afula: A 3-room apartment on Poshuv Street in Givat HaMoreh sold for 695,000 NIS; a 4-room apartment on Holland Street in the city center sold for 1.24 million NIS; a 5-room apartment on Yahalom Street in the Jezreel District sold for 1.95 million NIS; and a 3-room apartment on Jerusalem Street sold for 850,000 NIS.

• Beit Shean: A 3-room apartment on Jerusalem HaBira Street sold for 680,000 NIS, and a 3-room apartment on Rabbi Avraham Bedosh Street sold for 700,000 NIS.

• Tel Aviv: A 4-room apartment on Yitzhak Zuckerman Street in Neve Eliezer sold for 2.53 million NIS; a 2-room apartment on Arlozorov Street sold for 2.9 million NIS; a 4-room apartment on Frankel Street in Ramat Aviv sold for 5.8 million NIS; and a 2-room apartment on Ben Yehuda Street sold for 3.65 million NIS.

• Yeruham: A 4-room apartment on Naomi Shemer Street in Neot Hadar sold for 1.18 million NIS, and a 5-room apartment on Rihal Street in Neot Hadar sold for 1.1 million NIS.

• Rehovot: A 4-room apartment on Bar Kochba Street in Sha'arayim sold for 2.2 million NIS; a 3-room apartment on Ezra Street in the city center sold for 1.55 million NIS; and a 3-room apartment on Eliezer Jacobson Street in the city center sold for 1.7 million NIS.
