An 8-room penthouse spanning 324 square meters on the 33rd floor of the Utopia project in the Sde Dov neighborhood of Tel Aviv has been sold for 43 million shekels. The luxury residence features three balconies totaling 144 square meters with panoramic sea views, including a 28-square-meter private pool on the main terrace. The project is being developed by the Nachmias Group, and the buyer is an Israeli businessman.

The Sde Dov Development and Market

The former Sde Dov airport site has been divided into three planning districts, with over 30 projects currently advancing. The southern district, known as "Eshkol", is the most advanced in terms of construction and apartment marketing. Located between Einstein Street to the north, Shai Agnon Street to the south, Ibn Gabirol Street to the west, and Eshkol Street to the east, this district currently hosts seven projects by leading developers.

Overall, approximately 16,000 apartments are planned for Sde Dov, with about 5,000 set to be built in the Eshkol district. Additionally, the district will feature 45,000 square meters of commercial space and 145,000 square meters of employment areas. Average apartment prices in the district hover around 80,000 shekels per square meter, though occasional transactions exceed 100,000 shekels per square meter or drop below 70,000 shekels per square meter.

Project Details and Valuation Analysis

The Utopia project is situated on Plot 103 of the Eshkol district, covering 5.2 dunams. According to the master plan, the development will include 337 housing units across a 34-story tower, a 15-story secondary tower, and two seven-story boutique buildings. Occupancy is expected around mid-2029. According to Tax Authority data, prices in the project average around 85,000 shekels per square meter, with upper-floor transactions reaching approximately 90,000 shekels per square meter.

"This is an exceptional transaction even relative to the high price levels in Sde Dov. The price reflects approximately 109,000,000 shekels per built square meter, but in this case, the price per square meter alone does not tell the whole story," noted appraiser Erez Cohen. "The target audience for ultra-luxury housing comprises a relatively small number of potential buyers, meaning asset characteristics and uniqueness have a greater impact on pricing."

Bar Nachmias, Deputy CEO of the Nachmias Group, stated: "Although the Tel Aviv apartment market has been softer over the past year, we do not see a dramatic change in demand patterns within the luxury transaction segment. We are witnessing an increase in buyers' expectations regarding specifications and custom tailoring."
