Revolution at the entrance to Jerusalem: a 1.5 billion shekel complex
The Israel Land Authority has approved the marketing plan for Complex C in Jerusalem's entrance district. The project features a 40-story tower, an 8-story building, office, commercial, and hotel spaces, along with approximately 230 housing units.

The management of the Israel Land Authority has approved the marketing plan for Complex C, plot 5, in the entrance district of Jerusalem. The complex is part of the 'Entrance to the City' project, promoted in partnership with the Israel Land Authority, the Ministry of Transport, the Ministry of Finance, and the Jerusalem Municipality, with an investment exceeding 1.5 billion shekels.
The 'Entrance to the City' project spans approximately 300 dunams, from the Chords Bridge in the west to the former Ministry of Foreign Affairs complex. A transportation hub is being established at the heart of the district, with over 1.5 million square meters of employment and commercial space planned. The project is designed to connect the government district, the Mahane Yehuda market, the city center, and the museum district.
Complex C covers 5.279 dunams and includes building rights for approximately 99,400 square meters. Of this, 54,530 square meters are designated for main areas, 23,370 square meters for service areas above the entrance level, and 21,500 square meters for underground service areas.

Due to the engineering complexity and interfaces with other area projects, such as the Shazar Tunnel and the Green Line of the light rail, strict professional and financial threshold conditions have been set for the tender. The 'Eden' company, the economic development arm of the Jerusalem Municipality, will oversee project coordination, management, and compliance with tender conditions.
The marketing of Complex C follows the previous phases for complexes K, A2, A3, and B. The tender will be open for 90 days, and the selected developer will be required to adhere to the schedules and milestones set for the project's completion and operation.
