While single-family homes in Israel's central region routinely fetch astronomical sums, finding a luxury property that sells off-market for a record price in a growing township highlights an ongoing trend. The state's increasing focus on high-density urban planning has severely limited the supply of land allocated for single-family homes, pushing demand and prices steadily upward for properties with gardens and open views.
A recent extraordinary transaction in Pardes Hanna-Karkur shattered local expectations. A unique residential property featuring a 250-square-meter built-up area on a 750-square-meter plot was sold for 7.25 million shekels. Featuring urban-rural design elements, exposed wooden beams, polished concrete floors, and a natural swimming pool instead of a standard concrete pool, the house was snapped up by the first prospective buyers within 48 hours, even before being officially listed.
"This is an exceptional deal for the area, but the property itself is also exceptional," said Lior Amarani, a franchise owner at RE/MAX in the Pardes Hanna and Zichron Yaakov region, who closed the deal alongside broker Roy Cohany. "We see great demand for villas on plots in the area and active movement of people looking for peace and a different atmosphere. The demand for ground-level homes in the moshav is high, but supply is low."
High Demand and Shifting Market Dynamics
Located on Metzada Street in an established neighborhood, the property sits on state land that underwent ownership acquisition. According to the Israel Tax Authority, the last recorded transaction on Metzada Street took place in early 2023, when a smaller 188-square-meter home built in 2020 sold for 4.84 million shekels, underscoring the significant price appreciation in the area since then.
Realtor Roy Cohany noted that matching the property with the right buyer happened almost instantly. Despite economic uncertainties affecting luxury real estate, buyers continue to seek high-quality homes offering privacy, green spaces, and a quieter lifestyle outside major metropolitan centers.
