Microsoft reported an unprecedented surge in new data center leases exceeding $130 billion in the last quarter, signaling a sharp acceleration in the company's spending on artificial intelligence infrastructure.

According to a regulatory filing submitted by the company, as of June 30, Microsoft's total commitments for leases that have not yet commenced stood at $329.1 billion, a massive jump compared to $196.6 billion in the previous period. This marks the largest quarterly spike in data center leasing in the company's history, by a wide margin.

Jonathan Neilson, head of investor relations at Microsoft, explained the dramatic move in an interview: "This is a tangible signal of the ongoing strength of the demand we are seeing. These leases are designed to serve that demand for many years to come."

Microsoft noted that these future costs, which come in addition to currently active leases, do not yet appear on the company's balance sheet and will only begin to be reflected once actual payments commence. It was further clarified that the commitments are intended "primarily" for data centers, and some are "subject to meeting certain contractual conditions."

This aggressive push comes after a period when the tech giant suffered from data center capacity constraints following a self-imposed pause in leasing activity during much of 2025. Now, the company appears to be pressing down on the accelerator to meet the ever-growing demand for AI computing power.
