Mega Or Acquires Land in Hadera for 95 Million Shekels to Expand Data Centers

Mega Or has purchased a 15.6-dunam plot from Schnapp's subsidiary, Keslev, for 95 million shekels. The acquisition will expand the company's planned large-scale data center campus in Hadera.

Mega Or, controlled (36.3%) by Tzahi Nahmias, continues to expand its land holdings in Hadera in preparation for establishing one of Israel's largest data center complexes. Calcalist has learned that the company purchased a 15.6-dunam plot last week from Keslev, a subsidiary of Schnapp, for 95 million shekels. The deal was reported to the stock exchange by Schnapp without disclosing the buyer's identity.

The acquisition complements the complex Mega Or purchased last April from the tire company Alliance in a deal valued at approximately one billion shekels. Through its subsidiary Mega DC, the company acquired 176 dunams of land in Hadera to build a large-scale server farm campus. The land was purchased from the Yokohama corporation, Alliance's parent company, following the closure of its Hadera plant. The site features critical infrastructure, including an electrical substation, high-voltage and extra-high-voltage connections, and access to natural gas.

The land purchased from Keslev is adjacent to the Alliance complex in Hadera's northern industrial zone, creating a continuous land sequence for Mega Or. Currently, the site includes 8,400 square meters of buildings used by Keslev as a logistics center. Under the agreement, Keslev will continue to lease the property from Mega Or until October 2026, with a two-month extension option, while transitioning to a new logistics center in the Barkai area.

For Schnapp, the deal is expected to yield an equity profit of 9–12 million shekels after taxes and transaction costs. Following the deal, Mega DC will hold approximately 192 continuous dunams along a central transport axis. Mega DC has become the group's primary growth engine over the past year, signing agreements with technology giants including Nvidia and Nebius. Mega Or, traded in Tel Aviv, currently holds a market valuation of 19 billion shekels.

Today, Mega DC is developing seven server farms with a total planned capacity of 314 megawatts IT. The company expects to complete construction by the end of 2027 and holds additional land reserves for three further server farms with a capacity of 280 megawatts IT.
