Israeli Developer Manie Banisch Leads $2B Trump Tower Project in Tbilisi
Israeli entrepreneur Manie Banisch, founder of Georgia's Archi, is developing the Trump Tower Tbilisi as part of a $2 billion mega-project, aiming to redefine the capital's luxury real estate market.

Manie Banisch left Georgia for Israel at the age of 10 without knowing a word of Hebrew. Decades later, the real estate company he founded in 2006, Archi, has become Georgia's largest developer, now spearheading one of the country's most ambitious projects: a six-tower complex estimated at $2 billion, anchored by the Trump Tower Tbilisi.
Building the Tallest Tower in Georgia
The Trump Tower Tbilisi is projected to be the tallest building in Georgia, offering ultra-luxury finishes and pricing unprecedented in the local market. Planned to reach approximately 65 floors, the tower is part of 'The Downtown Tbilisi' mega-project, which covers about 600,000 square meters overlooking the capital's new Central Park. The master plan integrates luxury residential spaces, a high-end hotel, premium offices, gourmet restaurants, and a business center.
'For me as an Israeli entrepreneur to establish this brand in Georgia is huge,' Banisch said in an interview.
Astronomical Prices for the Local Market
While $7,000 per square meter may sound modest by Israeli standards, in Tbilisi it sets a new record. Launch prices are expected to start around $7,000 per square meter, climbing to $10,000 on higher floors, and potentially reaching $15,000 per square meter as construction progresses. The developers are targeting foreign investors, diplomats, and international business figures rather than local buyers.
Strong Israeli Investor Presence
According to a survey by Georgian investment bank Galt & Taggart, Israeli buyers accounted for 12% of sales among major developers in the first seven months of 2025, making them the largest group of foreign buyers. Banisch intends to market the Trump Tower in Israel as well, having recently opened an office in Herzliya to capture high-end capital looking for premium overseas real estate opportunities.
