Former Netanyahu advisor, Sani Sanilevich, takes family real estate company public

Sani Sanilevich, a former advisor to Prime Minister Benjamin Netanyahu, is taking his family's real estate firm to the Tel Aviv Stock Exchange. The company aims to raise 200–250 million shekels through a bond issuance.

Sani Sanilevich, who served as an advisor to Prime Minister Benjamin Netanyahu, is taking his family's real estate company to the Tel Aviv Stock Exchange. Calcalist has learned that Sanilevich Real Estate Entrepreneurship will attempt to raise 200–250 million shekels in bonds based on second-quarter 2026 reports. The offering will be led by Leader Underwriting.

The offering is intended to serve as the company's first attempt to test the stock exchange ahead of a possible future issuance of shares, though it remains unclear when or if that will happen. Against the backdrop of current challenges in the real estate market, companies in the sector looking to enter the stock exchange tend to raise funds through bonds first in preparation for future equity issuance. This trend began about two years ago with companies such as Amram Avraham and Beser.

Sanilevich Real Estate, where Sani serves as CEO, owns a large income-producing project in the Neve Ne'eman Park in Hod HaSharon. The complex was established by Sanilevich's father, Haim, who began his career as a farmer before moving into real estate. In 2020, negotiations began to purchase the complex from partners who wished to sell their shares. AFI Properties and the Sanilevich family purchased two-thirds of the partners' stakes for 440 million shekels, based on a valuation of 656 million shekels. AFI Properties purchased 50% of the complex with an investment of 328 million shekels and provided Sanilevich with financing for the buyout.

The park includes 48,000 square meters of built space and three additional buildings planned for construction, including an 82,000-square-meter office building, another 20,000-square-meter office building, and an assisted living facility on a 65,000-square-meter site. The company owns an additional 2 dunams in the complex intended for future development. Tenants in the park include Merck Israel, Valens, Harman-Samsung, and others.

Other assets to be included in the public company are:

  1. An agricultural area of over 200 dunams in Tel Mond, held jointly with Tzahi Nahmias's Mega Or, with the goal of rezoning for logistics.

  2. A 190-dunam plot in Hadera, where the family holds a third of the rights, with the goal of rezoning for residential use or energy projects, such as a power plant or a server farm.

Sanilevich served as an advisor to Netanyahu from 2006 to 2011, but as far as is known, there is no connection between the two today.
