According to the latest Central Bureau of Statistics (CBS) housing price index for June and July, apartment prices saw a slight increase of 0.2% compared to the previous two-month period (May-June). Meanwhile, the CBS published quarterly data for second-hand apartments for the first time, revealing a 1.2% decline in the second quarter of the year. Rental prices dropped in August but remain high compared to last year.

To shed light on the current state of the housing market—characterized by deep stagnation in real estate transactions, as reflected in recent data from the Chief Economist's department at the Ministry of Finance—we examined actual second-hand apartment sales over the past week with the help of nationwide brokerage networks, including RE/MAX and Anglo-Saxon.

Second-Hand Apartment Deals Across Cities

• Beersheba: A 2-room apartment on Bialik Street in neighborhood Alef, 39 sqm, ground floor out of 8 with an elevator, sold for 680,000 NIS. A 3-room apartment on Steinberg Street in New neighborhood Vav, 77 sqm, 2nd floor out of 3, sold for 1,055,000 NIS. A 5-room apartment on Nahal Kedron Street in the HaPark neighborhood, 160 sqm, 4th floor out of 8 with a 15 sqm balcony, elevator, parking, and a secure room (mamad), sold for 1.6 million NIS.

• Kiryat Gat: A 4-room apartment on Nahal Govrin Street, 90 sqm, 1st floor out of 5, sold for 1.85 million NIS. A 4.5-room apartment on Malkei Israel Boulevard, 102 sqm, 6th floor out of 14, sold for 1.64 million NIS.

• Modi'in: A 5-room apartment on Yigal Yadin Street in HaMagenim neighborhood, 136 sqm, 1st floor out of 13 with a 64 sqm balcony, elevator, parking, and a mamad, sold for 3.46 million NIS. A 5-room apartment on Yaar Jerusalem Street in Nofim neighborhood, 116 sqm, ground floor out of 4 with a 40 sqm garden, elevator, parking, and a mamad, sold for 3.916 million NIS.
