Urban planning in northeast Tel Aviv is undergoing a significant transformation. Neighborhood policy documents and renewal plans are reshaping the residential environment while striving to preserve the green, community-oriented character of established neighborhoods. The area between Ramat HaHayal and Kiryat Atidim, once perceived as a quiet and distant part of the city, has increasingly attracted families and housing upgraders seeking a mix of community life, accessibility to employment hubs, and open spaces.

Three Projects, One Vision

Gabay Group, one of the most established development and contracting companies in the industry, is leading this change. Following the successful delivery of the Hadar Yosef project with 117 residential units on Lodz Street a few years ago, the group is now launching three separate projects across the key neighborhoods of northeast Tel Aviv: Almagor 15 in Neve Sharet, Kehilat Padova 17 in Neot Afeka, and Kehilat Warsaw 51-57 in Hadar Yosef. These three projects are at various stages of marketing and execution, yet they share a unified approach: rebuilding older neighborhoods without sacrificing the quality and standard of living they offer.

Almagor 15 and Kehilat Warsaw

Almagor 15 in Neve Sharet is currently in the pre-sale stage. This is an intimate boutique project comprising just 39 apartments featuring open green views. Units range from 2 to 5 rooms, alongside duplexes and triplexes, offered at attractive prices and flexible payment terms. Meanwhile, Kehilat Warsaw 51-57 in Hadar Yosef is already under construction and advanced marketing. Four old buildings with 32 apartments are making way for two new buildings of 9 and 16 stories, containing 112 housing units near the Yarkon Park and major transportation arteries.

Urban renewal in northeast Tel Aviv is no longer just an idea on paper; it is a tangible reality taking shape across the landscape, providing buyers with greater certainty and reduced risk.

Kehilat Padova 17

Kehilat Padova 17 in Neot Afeka has already obtained a building permit and is at the start of its marketing phase. The project will clear 48 existing housing units and replace them with two new buildings featuring 101 apartments, including 2-5 room units and penthouses. Neot Afeka is widely regarded as one of the premier residential areas in northeast Tel Aviv, offering residents a well-established, green, and family-friendly environment combined with high-standard modern construction.
