Buligo Capital, a real estate firm specializing in acquiring and developing income-producing properties in the United States, is acquiring an office building in Georgia for approximately $91 million. The company signed an agreement to purchase a property spanning roughly 413,000 square feet, equivalent to about 38.3 dunams.

According to the agreement details, the required equity for the transaction stands at $38.2 million, of which Buligo will invest about $3.4 million. The deal is expected to yield an immediate transaction fee of approximately $800,000 for the company. Led by CEO Itay Goren, Buligo continues to expand its operations in the United States, following negotiations previously disclosed in its second-quarter financial reports.

To structure the deal, a Buligo subsidiary will enter into a partnership agreement with a local U.S. partner, acting jointly as the General Partner (GP) to manage the asset and the venture. The remaining balance will be funded through bank financing alongside capital fundraising from limited partners (LPs). In addition to its share of investment profits as an LP, the subsidiary will receive a transaction fee, ongoing management fees, and performance fees (promote).

Despite rising interest rates in the U.S. and a challenging market for office real estate, Buligo is pushing forward with the high-value acquisition. In late 2025, the company sold three residential complexes, a nursing home, and an industrial asset for about $190 million, while also completing the acquisition of a Texas industrial property for $17.6 million.

Following a difficult period of declining revenues and profits, Buligo's 2025 financial report showed the completion of six project sales totaling $225 million, generating $4.6 million in success fees. This compares to success fee revenues of $2.6 million in 2024, with net profit reaching $5.5 million last year, up from $2.9 million in 2024.
