Beit Shemesh Housing Prices Surge to 40,000 NIS per Square Meter
Apartment prices in Beit Shemesh hit 40,000 NIS per square meter as Sofrin Group and Sun Rise report 83 million NIS in sales at a new Neve Shamir project.

Housing prices in Beit Shemesh have reached unprecedented levels, with apartments in a new ultra-Orthodox sector project commanding up to 40,000 NIS per square meter.
High Demand in Ramat Beit Shemesh
Sofrin Group and Sun Rise reported strong demand and transactions totaling approximately 83 million NIS since the launch of sales in their new boutique project. Located in the Neve Shamir neighborhood of Ramat Beit Shemesh, most units sold so far are on the lower floors. The project features 32 apartments across 7.5 residential floors above a 1,200 square meter commercial floor, attracting buyers from Jerusalem, Bnei Brak, abroad, and central Israel.
Luxury Pricing and Penthouse Sales
The mix includes 3-to-6-room apartments, alongside a massive 550 square meter gross penthouse listed for about 25 million NIS. Average prices stand at 40,000 NIS per square meter, with some units reaching 42,000 NIS. Developers noted that prices could climb to 45,000–48,000 NIS per square meter as sales progress, reflecting a dramatic transformation for a city that suffered from a weaker image a decade ago.
"We believe demand will remain high due to the unique nature of the project and strong interest from buyers across Jerusalem, Bnei Brak, and the central region looking to join the developing Neve Shamir community," the companies stated.
