The Tel Aviv District Planning and Building Appeals Committee has given final approval to the redevelopment project at Atarim Square in Tel Aviv. This decision concludes 13 years of planning procedures, fierce opposition, and legal battles, ultimately paving the way for the demolition of the square.

The demolition will reconnect Ben Gurion Boulevard directly to the Mediterranean Sea. A street-level public square will be established at the western end of the boulevard, leading to a descending public garden that connects directly to the Tel Aviv promenade.

Three new buildings featuring 300 hotel rooms and 220 apartments will replace the existing structures. The eastern section will house a six-story building combining commercial spaces and a hotel, while the western section will feature two 25-story towers north and south of the garden. The northern tower will combine residential apartments, commerce, and public space, whereas the southern tower will host hotel facilities, residences, and retail areas.

The Tel Aviv Local Committee initially approved the project in February 2025, triggering 11 separate appeals concerning planning issues and the distribution of building rights among property owners. The JTLV fund led the planning on behalf of the primary stakeholders, the heirs of Meshulam Riklis and his partner Matthew Bronfman. A major challenge regarding the allocation tables came from Sefi Zviiali and Airport City, who co-own the Atarim Square parking facility and sought a larger share than their allocated 15.7% stake, an appeal that was ultimately dismissed by the committee.
