Adam Neumann continues to expand his real estate footprint in Miami through his company Flow. The firm has acquired a 28-story, 296-unit waterfront residential tower along Biscayne Bay from AIR Communities, the multifamily residential asset management arm of investment giant Blackstone.

The Acquisition and Market Context

The newly rebranded Flow Edgewater is located at 2150 North Bayshore Drive in the Edgewater neighborhood. While financial terms were not officially disclosed by the parties, local Miami real estate sources estimate that the transaction was executed below market value. The property was originally developed by Mill Creek Residential, which sold it roughly four years ago at a valuation of approximately $713,000 per housing unit.

According to recent market analyses, including the Miami Real Group Market Report Q2 2026, properties situated in the first line along the bay typically command prices ranging from $800 to $1,100 per square foot. Rental rates in the area also remain elevated. Market surveys from platforms such as Zumper indicate that the average monthly rent in the neighborhood fluctuates between $4,000 and $4,500. One-bedroom apartments start at roughly $3,900 per month, whereas two-bedroom units frequently exceed $5,000.

Expanding Portfolio in South Florida

The Edgewater neighborhood stretches along Miami's eastern coast, situated north of Downtown and west of Biscayne Bay. Over recent years, the district has undergone significant transformation, with older low-rise buildings giving way to high-rise residential towers overlooking the bay and the Atlantic Ocean. The area sits adjacent to major hubs such as Wynwood, Downtown, Brickell, and Midtown Miami.

This latest acquisition strengthens Flow's presence in South Florida, joining other regional assets such as the 54-story Flow Brickell tower. Flow's business model merges asset ownership, active management, and proprietary technology. According to company data, its existing and planned pipeline encompasses over 8,500 residential and luxury units, approximately 46,500 square meters of retail space, and some 79,000 square meters of office space across cities in the United States and Saudi Arabia.

Global Backing and Valuation

Flow currently values its global real estate portfolio at approximately $4 billion. Company reports show that over the past twelve months alone, the firm has added three new properties to its Miami portfolio. Flow operates with backing from venture capital firm Andreessen Horowitz (a16z) alongside global real estate partners. Additionally, the company holds roughly a 27.6% stake in Israel's Canada Global, which is traded on the Tel Aviv Stock Exchange and controlled by Assaf Touchmaieff and Barak Rosen.
